A first ………… this house brought me to tears when I viewed it on completion!!!!!!

I had seen this through from a holiday wild dream of what should / could we make possible. Through the briefing stage I work to completely understand my client’s lifestyle and how having a property in our region could enhance their lifestyle, including who and how it will impact.

In this case it led me on a journey to find a special piece of land. Finding that absolute gem of a property is no mean feat, I can assure you. In the case of this piece, it was an off-market Lot.

To me when searching for land it is really crucial to find something that has the aspect 100% right. This becomes increasingly difficult as the pickings become slimmer. I am often heard commenting to my buyers that it costs the same to build a house on a compromised location as a trophy location (all things like contour and such like being equal). Although should contour be an impacting feature discussing the implications of this are part of my role, in my eyes.

There are many steps between finding the land and breaking ground. We engaged with the same professionals that the most savvy locals do; planners, solicitors, landscape architects and architects. https://condonscott.nz/projects/oculus-house-queenstown/

Meeting on the land in the initial design planning phase it became abundantly clear that the landscape architect and architect were going to be working alongside each other both equally controlling how the floor plan evolved. It was a fun few days as the personalities of the incredible team that brought this home to fruition came together.

Visiting the completed project brought emotions to the surface instantly. I recalled the stunning piece of land and the special aspects that drew me to having my buyers view it. The nerve-wracking legal delays while we future proofed the aspect and privacy. Then the initial conversations with the broader and then honed landscape and architectural team highlighting the key aspects to take advantage of. Seeing the precision with which each stage brought this home to what I felt was a point of uncompromising perfection was overwhelming.

When purchasing a property, in my opinion it is as much about WHY NOT as to why – a purchase should be debated – take emotion out of the equation………… I assure you that I can ask the hard questions.
